Real estate market in the first quarter of 2023: The selling price of townhouses in Ho Chi Minh City and Hanoi has increased by 101TP3 billion

In the Q1 real estate market report, Batdongsan.com.vn said that the selling price of townhouses in Hanoi and Ho Chi Minh City in the first quarter of 2023 increased by 10% over the same period last year.

Looking more closely at the last one-year cycle, the selling price of Hanoi townhouses has increased continuously over the quarters. In Ho Chi Minh City, the selling price of townhouses from the first quarter of 2022 increased gradually and peaked in the third and fourth quarters of the same year, but by the first quarter of 2023, it decreased, but still higher than in the first quarter of 2022.

The average asking price in the first quarter of 2023 for street houses is about 335 million/m2 in Hanoi, and 220 million/m2 in Ho Chi Minh City.

With the type of apartment, after increasing significantly in the fourth quarter of 2022, the selling price of all apartment segments in Hanoi and the mid-high-end apartment segment in Ho Chi Minh City has decreased. Therefore, as of the first quarter of 2023, the selling price of apartments in Hanoi and Ho Chi Minh City has not changed too much compared to the same period in 2022, except for the high-end segment (over 50 million/m2) in Hanoi and Ho Chi Minh City. Hanoi reduced the price to 10% and the affordable segment (under 35 million/m2) in Ho Chi Minh City increased the price to 13%.

The selling price of townhouses in Hanoi and Ho Chi Minh City has increased by 10%.

In the central and southern coastal areas, the selling price of land plots in many provinces also tends to decrease. In which land plots in Long An and Ba Ria - Vung Tau are discounted by 6%; Da Nang, Quang Nam, Khanh Hoa, down from 2-1%.

Particularly, Binh Thuan is a rare coastal province witnessing an increase in the price of land for sale up to 25% compared to the fourth quarter of 2022.

According to Mr. Nguyen Quoc Anh, Deputy General Director of Batdongsan.com.vn, the reason land plots in some localities still tend to increase the selling price is due to buyers' expectations.

“If the land is located in areas with good infrastructure and utilities, or next to an industrial park, the price level will be stable and there is room to increase. As for the types of investment land that do not have high use value, after buying it, the price will decrease. Most of the provinces with a large amount of FDI have stable land prices, "said Mr. Quoc Anh.

The same expert also said that in 2023, there will be no land fever, because the real estate market is in a quiet state with low liquidity.
