Keppel Land, Novaland, Nam Long, Masterise Homes or Dat Xanh are all "contributed" on this highway, with projects of hundreds of hectares, worth thousands of billions of dong.
Ho Chi Minh City - Long Thanh - Dau Giay expressway has a length of 55km, total investment capital of 20,630 billion VND.
The first part of the project, from the An Phu intersection (HCMC) to Long Thanh (Dong Nai), is 24km long, passing through Districts 2 and 9 of Ho Chi Minh City, Nhon Trach and Long Thanh (Dong Nai).
The following section is more than 31km long, from Long Thanh to Dau Giay (Dong Nai), through Long Thanh, Cam My and Thong Nhat districts. This project aims to promote the economy of the key triangle areas of Ho Chi Minh City, Dong Nai, Ba Ria - Vung Tau.
Along the highway section of Ho Chi Minh City - Long Thanh, many urban areas with the scale of hundreds of hectares sprang up closely. For the Long Thanh - Dau Giay section, the project next to the highway is almost nonexistent. Some large urban areas appear near the highway area, Long Thanh airport.
Palm City and Saigon Sports City
Two projects located at the beginning of the highway are Palm City and Saigon Sports City, invested by Keppel Land (Singapore). In particular, Saigon Sports City complex has an area of 64ha, divided into 2 subdivisions.
Subdivision 1 has an area of 26ha, is the center for training, exercise and sports services. Subdivision 2 has an area of 38ha, is a commercial center, a service area combined with housing and public utilities serving the residential area such as schools, green parks. The investor plans to develop 4,300 apartments in this project.
With an investment of about 500 million USD, Saigon Sports City was started and received the decision of 1/500 from November 2019, with the goal of completing in 2027.
However, up to now, the project is still just a vacant lot, has not implemented any items, the grass is green. Inside the project, a model house was built. Outside, the investor is surrounded by fences and has perspective images of construction items.
The Palm City project has an area of 30.2 hectares, located along the banks of Giong Ong To and Muong Kinh rivers. Investor Keppel Land cooperated with Tien Phuoc and Tran Thai to do this project, divided into several phases.
Currently, Palm Residence subdivision offers 135 townhouses that have been sold out and handed over. Palm Heights subdivision provides 816 luxury apartments that have been sold out. According to the introduction from the investor, the project has 2 more subdivisions, Palm Garden and a subdivision waiting for future development.
Close to Palm City, in Nam Rach Chiec Residential Area is the Gem Riverside project of Dat Xanh Group.
Considered a strategic project, this project consists of 12 blocks of 31 floors with a total of nearly 3,200 apartments. The project has 3 fronts of Giong Ong To river, an area of about 6.7ha, has been started since 2018 but has not been implemented so far. Dat Xanh expects the revenue of this project to be about VND 21,000 billion, profit of about VND 10,000 billion.
In 2022, Dat Xanh changed the name of this project to Datsinhhomes Riverside, expected to open a model house, announce the project in September-October of the same year.
However, after that, due to the unfavorable market, the company delayed the opening of this project to 2023, instead of the fourth quarter of 2022 as originally planned, according to Viet Capital Securities (VCSC).
The most prominent is The Global City project
Another project that has also "stormed" on the market recently is The Global City Developed by Masterise Homes, Saigon Development and Investment Joint Stock Company (SDI) is the investor.
The project is also known as Saigon Binh An Urban Area with a scale of more than 117ha with various types of apartments, townhouses, villas... Approved policy since 1999, after many adjustments to the regulations. As planned, the project started in March 2021 and is expected to be completed in December 2025.
In this project, the investor is expected to provide the market with more than 13,000 apartments with 40 apartment towers. The golf course complex is expected to be about 92 hectares, including an 18-hole golf course with a resort and a hotel area.
Currently, the project is under construction. Rows of townhouses have taken shape. Some blocks of townhouses have been roofed, some have been completed to build partitions and facades.
Lakeview City of investor Novaland is also quite prominent on this highway with an area of 30ha. The project has over 1.1km of frontage stretching Ho Chi Minh City - Long Thanh highway, the other side is over 1.2km long, bordering Giong Ong To river. This urban area includes more than 960 products of townhouses, villas, and shophouses, completed and handed over in 2018, after 2 years of construction.
Another completed project is Kikyo Residence of Nam Long investor. The urban area is nearly 18 hectares wide, including high-class villas, apartments, social housing, and land plots. The project has been handed over and put into use for many years.
Dong Tang Long urban area is invested by Housing and Urban Development Joint Stock Company (HUD). The project scale is 159.3ha, the investor is expected to develop the types of townhouses with gardens, villas, apartments, garden houses...
List of projects following the 55km . highway
Another project near Dong Tang Long is MT Eastmark City by investor Dien Phuc Thanh. The project is being built on a land fund of 15 hectares, supplying about 2,000 apartments to the market.
